How Competitive Is the Whittier, CA Housing Market Right Now?

If you are thinking about buying a home in Whittier and wondering how competitive the market actually is, you are asking the right question.

And here is the honest answer: it depends on the house.

Whittier is not a market where every home sells in three days with five offers over asking. But it is also not a market where buyers have unlimited negotiating power on everything they find. The current Whittier housing market falls somewhere in between - and understanding that middle ground is what helps buyers make smarter decisions.

What the Numbers Actually Show

The median home price in Whittier is currently around $885,000 based on recent closed sales data, with the middle half of homes selling between $750,000 and $1,125,000. Prices have held relatively steady, up modestly year over year, which tells us demand is still present even as the market has slowed from its peak.

Days on market have stretched compared to prior years. Homes are currently taking anywhere from the low 40s to the mid-70s in days on market depending on the source and the time period measured. That is a meaningful shift from when homes were going under contract in one to two weeks during the most competitive stretch of recent years.

What that tells us: buyers have more time than they did. But the right home in the right condition at the right price can still move quickly.

Not Every Whittier Home Is the Same Situation

This is the part most buyers miss when they try to read a market by looking at one number.

Whittier has distinct neighborhoods - from the historic Uptown corridor and the established streets near Penn Park, to the hillside communities of Spyglass and North Whittier, to the Beverly Boulevard area and neighborhoods throughout 90601, 90602, and 90606. Buyer demand, inventory levels, and competition can vary significantly depending on which part of the city you are looking in and what price range you are targeting.

A well-presented home priced correctly in a desirable location can still attract multiple buyers. A home that has been sitting for 45 or 60 days - whether because it was overpriced, needs work, or simply has not been marketed well - represents a completely different conversation.

Do You Have to Offer Over Asking Price?

Not automatically.

Recent sold data shows homes selling both above and below their asking prices. That means the market is not treating every listing the same way. Some sellers are getting strong offers. Others are accepting below asking after extended time on market.

Whether you need to come in at or above asking on a specific home depends on:

How long the home has been on market. A home listed three days ago with active showing traffic is a different situation than one that has been sitting for seven weeks.

Whether there have been price reductions. A seller who has already dropped the price once is often more willing to negotiate than one who is freshly listed.

What comparable homes have sold for. I look at what similar homes in the same neighborhood actually closed at - not just what they were listed at - before recommending a strategy.

The home’s condition and presentation. Move-in-ready homes that show beautifully attract more buyers. Homes that need work or are not presented well have fewer competing offers.

Where Buyers Have the Most Opportunity Right Now

With days on market extended compared to prior years and inventory levels improving, buyers who are prepared and patient are finding opportunities that were not available during the most competitive years.

Homes that have been on the market for 30, 45, or 60 days deserve a closer look. The question I always ask is why. Was it overpriced at launch? Has it been reduced? Did it fall out of escrow? Is the seller now more motivated?

Longer days on market do not automatically mean something is wrong with the home. And they do not guarantee the seller will accept a low offer. But they give us information we can use.

What Competitive Offer Actually Means in Whittier Right Now

A competitive offer is not always the highest price.

Depending on the seller’s situation, other terms can matter just as much - or more. Closing timeline. Contingencies. Certainty of financing. Flexibility on possession.
