It is tempting to start the home search the fun way – scrolling listings, touring open houses, imagining yourself in different neighborhoods across Whittier. But there is one step that needs to happen before any of that, and skipping it is one of the most common mistakes buyers make.
Getting pre-approved.
These two terms get used interchangeably, but they are not the same thing. Pre-qualification is a quick, informal estimate based on information you self-report to a lender. It takes a few minutes and gives you a rough idea of what you might qualify for.
Pre-approval is a formal process. A lender reviews your actual income documentation, credit report, assets, and debts, and issues a letter stating the loan amount you are approved for. That letter is what sellers and listing agents in Whittier actually want to see before they take an offer seriously.
If you walk into a competitive situation with only a pre-qualification, you are already behind buyers who took the extra step.
Whittier homes in good condition and priced correctly tend to move quickly – the city is currently averaging around 50 days on market, just under the national average. In a market like this, the buyers who win homes are almost always the ones who can move fast and confidently the moment they find the right property.
Without a pre-approval in hand, you lose valuable days just trying to get your financing in order while another buyer who was already prepared submits an offer. That delay can cost you the home entirely.
Your lender will typically ask for recent pay stubs, W-2s or tax returns, bank statements, and a credit check. The process usually takes anywhere from a few days to about a week depending on how quickly you can provide documentation and how responsive the lender is.
Once approved, you will receive a letter stating your approved loan amount, which is typically valid for 60 to 90 days. If your search takes longer than that, your lender can usually refresh it without much hassle.
One thing worth keeping in mind: being approved for a certain amount does not mean you should spend right up to that limit. Your lender’s calculation is based on debt-to-income ratios and underwriting guidelines – it does not always account for your personal comfort level with a monthly payment, your other financial goals, or upcoming expenses.
Before you start touring homes in Whittier, take some time to figure out what payment actually feels comfortable for your household, not just what you are approved to borrow.
Not all pre-approvals carry the same weight with sellers. A pre-approval from a local lender who is known to communicate quickly and close on time tends to be viewed more favorably by listing agents than one from a national online lender that the seller’s side has no relationship with or confidence in.
If you do not already have a lender, I am happy to connect you with a few I trust who consistently deliver for my clients in this market.
Getting pre-approved is the step that makes everything else possible. Once you have that letter in hand, we can talk about neighborhoods, price ranges, and strategy with real numbers behind the conversation instead of guesswork.
Buying in Whittier does not have to feel like a guessing game. When you start with a solid pre-approval and a clear understanding of what you can comfortably afford, you are already ahead of a lot of buyers out there.
I work with buyers across Whittier, Norwalk, La Mirada, Santa Fe Springs, Pico Rivera, Hacienda Heights, La Puente, and West Covina, and I can help connect you with a lender before we even start looking at homes.
Schedule a time to talk about what you are looking for and how to get there.
