What Should I Look for When Touring Homes in Whittier, CA?

Touring homes in Whittier is one of the most exciting parts of the buying process.

It is also where a lot of buyers make their biggest mistakes.

Most people walk into a showing focused on the kitchen countertops, the paint colors, and whether the layout “feels right.” Those things matter. But the buyers who make the smartest decisions are the ones who look past the surface and evaluate the things that actually determine what a home will cost them over time.

Here is what to look for when you are touring homes in Whittier, CA.

The Number One Thing to Remember Before You Start

A home can look beautiful and still have problems that cost you tens of thousands of dollars after closing.

Your goal on a showing is not just to fall in love with a home. It is to make a smart, long-term decision with your eyes open. Staging can make a home look better than it is. Paint and landscaping can mask deferred maintenance. And the first impression you get at the front door is not always an accurate picture of what you are buying.

1. Condition of the Major Systems

These are the most expensive things in a home to replace – and they are also the easiest to miss on a showing because they are largely invisible.

The roof. From the outside, look for missing or curling shingles, sagging sections, or staining around chimneys and vents. On every showing, take a few minutes to pay attention to:

  • Street noise and traffic. Homes near major streets like Whittier Boulevard, Greenleaf Avenue, or Colima Road may have more ambient noise than streets further from commercial corridors.
  • Proximity to freeways. Easy 605, 60, or 5 freeway access is a selling point in Whittier – but very close proximity can mean road noise that becomes part of your daily experience.
